Manning Mobile Manor Introduce
For individuals and families exploring housing options in the Disputanta, Virginia area, particularly those who might use search terms like "RV parks near me" in their initial research, **Manning Mobile Manor** at 8610 Prince George Dr, Disputanta, VA 23842, USA, is a mobile home park that presents a distinctive set of characteristics. It is important to clarify from the outset that while it may appear in broader searches for recreational vehicle accommodations, its primary function is as a mobile home park, catering to long-term residents with manufactured homes. An objective introduction to Manning Mobile Manor, based on available information, reveals a complex picture that prospective residents should carefully consider.
The **environment** of Manning Mobile Manor, according to a recent observation, presents a varied and somewhat concerning landscape. Unlike many communities that strive for a uniform aesthetic, the review indicates a significant disparity in property upkeep. Approximately "20 percent of the homes and yards looked respectable," suggesting that a small portion of the park maintains a certain standard of appearance. However, the majority, or the "others," are described as "Bad." Specific issues noted include "abandoned trailers," "plywood covering broken windows," and "trash and things in the yards that could fill several dump trucks." This suggests a significant challenge in overall park maintenance and individual lot upkeep. The presence of "a few wheelchairs in the yards" leads to a suspicion of "disabled residents and therefore unable do upkeep," which could contribute to the condition of some properties. Furthermore, many of the mobile homes are described as "very old, back to the 1960's," indicating that the park largely consists of aging infrastructure. This contrasts sharply with memories of the park when it was known as Goode's Trailer Park from 1958 to 1962, which were described as "good," but it is now deemed "horrible, deplorable." This suggests a significant decline in the park's environmental quality over the decades.
Regarding **services and features**, a mobile home park typically provides the land (lot rental) for residents to place their manufactured homes, along with essential utility hookups (water, sewer, electricity). Given the descriptive review, it is challenging to infer specific proactive services beyond these basic provisions. The condition of the park suggests that, at the time of the review, there might be limited active management involvement in maintaining a uniform aesthetic or enforcing strict property standards across all lots. The mention of "abandoned trailers" and widespread disarray indicates that features such as regular property inspections, rigorous enforcement of community rules regarding tidiness, or substantial park-wide improvement initiatives may not be consistently implemented. While the park is still operational and provides a place for residents to live, the level of direct services aimed at enhancing the overall community environment beyond basic utilities appears to be a significant area of concern for those seeking a well-maintained living space. The availability of space for residents, regardless of the condition of their homes, appears to be a key, albeit basic, feature.
The inherent **features** of Manning Mobile Manor, based on the customer review, would include its capacity to house older mobile homes and potentially provide a very low-cost living option due to its current condition. The fact that it continues to operate suggests it meets a demand for highly affordable housing. For some, the less stringent oversight on individual property appearance might be perceived as a feature, offering more personal freedom for residents who do not prioritize manicured lawns or modern aesthetics. However, for the majority of prospective residents, the described features, such as "abandoned trailers," "broken windows," and "trash," would be significant deterrents. The age of the mobile homes, with many dating back to the 1960s, indicates that residents may be dealing with older infrastructure and maintenance challenges specific to older manufactured housing. The park's enduring presence on Prince George Drive in Disputanta means it remains a part of the local housing landscape, serving a particular segment of the population.
For **promotional information**, an objective portrayal of Manning Mobile Manor, especially in the context of "RV parks near me," would necessitate a nuanced approach. While the park does provide spaces for mobile homes, and thus could appear in broad searches for long-term vehicle accommodations, its current state as described by a recent observer means that traditional promotional points like pristine environments or abundant amenities are not applicable. Instead, any promotion would need to focus on its most fundamental feature: providing an extremely affordable, long-term living option in Disputanta. It might appeal to individuals who are seeking the absolute lowest cost of living and are prepared for a self-managed living environment with minimal park oversight on individual lot appearance. It would not be suitable for those expecting a modern, highly regulated, or aesthetically pleasing community. Therefore, promotional efforts would likely be very limited or hyper-focused on reaching a demographic for whom cost is the overwhelming factor and who are willing to accept the described living conditions. Potential residents are strongly advised to visit the park in person to fully assess its current state and determine if it aligns with their expectations and needs for a long-term living situation.
In conclusion, Manning Mobile Manor at 8610 Prince George Dr, Disputanta, VA, is a mobile home park that, while offering long-term residency for manufactured homes, presents a significant contrast in property conditions according to recent observations. Its environment is characterized by a wide range of upkeep, with a substantial portion of properties showing signs of disrepair and accumulated debris. Services appear to be basic, focusing on providing lots for homes. Its primary feature and potential appeal lie in its likely affordability, catering to those for whom cost is the paramount consideration. Prospective residents searching for "RV parks near me" and then exploring Manning Mobile Manor should be fully aware of the described conditions and visit the park directly to make an informed decision about this long-term living option in Disputanta.

Manning Mobile Manor Reviews
The reason I am rating this is because one sole person rated this as a 4 star. That is far far from the truth. I drove through it yesterday. I lived there many years ago when it was Goode's Trailer Park. This what I saw. Maybe 20 percent of the homes and yards looked respectable. The others - Bad. Some abandoned trailers; plywood covering broken windows; trash and things in the yards that could fill several dump trucks; a few wheel chairs in the yards so I suspect disabled residents and therefore unable do upkeep. A lot of the mobile homes were very old, back to the 1960's. I had good memories of when I lived there from 1958 to 1962. It's now horrible, deplorable.
