I've been here about 10 years now.When I first moved here it was a sad little place with homes run down or empty eyesores.The owners have had 2 different managers while I've been here, and each has implemented upgrades. Moving out run down places, bringing in new homes.Gates were installed. So far it's a great place to live, and reasonably priced for Fort Collins.. But we will see as this year 2021 a $135.00 raise in rent was imposed! Hopefully that won't continue.UPDATE!4/29/2024Sadly the owners are raising rent every year 100.00. To come in park now lot rent is 950.00 plus you pay garbage.I had hoped to continue being able to live here but they are pricing me out.Don't understand why the can't grandfather in those who have lived here for years ,who came in, knowing what they could agree to pay for rent. while new folks would know up front what they were signing up for.This is a SENIOR park, our checks don't go up enough to bare this burden. Sadly, I am having to look at subsidized housing after fixing my place up and beautifying their property at great cost to myself.Also I asked manager if 950.00 was capped, he said no.SOOO beware, and anticipate further hikes in lot rent.Update 3/25 lot rent still rising.Now with threat of social security being slashed who knows what will come for residents, and park! 😔 😟 🙁

Fantastic snow removal after a snowstorm, nice dog park, great neighbors. Most residents keep their lots and homes looking nice. We’re fortunate to live in such a nice place!
Sep 14, 2023 · Mark StatonLooked at several mobile homes in this park before buying. LOTS of great elders and, of course, a few sourfaced haters. Management has been polite and responsive and the park-maintained facilities are excellent. Lovely little dog park and lots of beautifully-kept homes. The park is quiet at night, no roaming strangers. Everyone knows everyone. I've lived in some very unsafe places so this is a real oasis. Just wish they had the city fiber optic. Comcast gives the park free wireless but gouges brutally for anything comparable. I recommend North College Community!

People who HATE seniors...shouldnt own or manage a Senior park. Owners and managers are disgusting people. DONT LET YOU PARENTS RENT A LOT HERE. They will ...by design....be broke until the day they die.

Quiet and friendly neighbors with the normal exception for a senior park LOL (there's always one, right!)The maintenance staff is very good and keeps the place in good repair and looking very nice! Park Manager is a straight shooter and is doing his best to clean up any "undesirable" looking places. All in all this is a 5-Star park!Note: David Lambs review is not about North College MHP. It's about a nearby hotel. It should be removed!
