Riverbrook Introduce
Are you searching within the category of "rv parks near me" for a longer-term living situation rather than just a temporary camping spot? If so, Riverbrook, located in New Haven, Michigan, presents itself as a mobile home park that warrants consideration. While not a traditional RV park catering to short-term stays, mobile home parks often accommodate RVs for longer durations and offer a community environment. Based on recent customer reviews, Riverbrook offers a mixed experience, with notable strengths in certain areas and significant concerns in others. Let's delve into an objective overview to help you determine if Riverbrook aligns with your needs when looking at "rv parks near me" for extended stays.
Regarding the environment, the reviews offer contrasting perspectives. One reviewer who had an "amazing experience" doesn't explicitly detail the physical environment of the park itself. However, another long-term resident of five years paints a less flattering picture, describing it as a "run down, average trailer park (not a manufactured community)" and stating that it fits the mental image of a "run down trailer park." This suggests that the aesthetic and overall upkeep of the community might not be top-tier. On a more positive note related to the natural surroundings, the mention of helping the community with the "feral cat population" implies the presence of outdoor space and possibly some level of natural areas within or around the park. However, the reviewer also notes that this feral cat population is "out of control," which could be an environmental concern for some.
In terms of services, Riverbrook receives both high praise and significant criticism. Positively, multiple reviewers commend the staff. The sales department is described as "fantastic," with a representative who went "above and beyond" to facilitate a quick and smooth move-in process. Sally in the community office is highlighted as "outstanding," "kind, caring, and incredibly attentive," consistently answering questions and resolving concerns promptly. The maintenance crew also receives accolades, being described as "ON TOP of things!" with same-day service for needed repairs. These positive comments suggest that for residents, interactions with staff, particularly in sales, the office, and maintenance, are generally positive and efficient.
However, a significant negative service aspect raised by a long-term resident is the mandatory "$40 water bill fee" charged monthly by Riverbrook, regardless of individual water usage. This reviewer claims that this fee is a result of a lawsuit where Riverbrook has to pay the city of New Haven back, and residents are, in effect, paying their debt. This mandatory fee, not disclosed until after lease signing according to the review, is a critical service-related concern that potential residents should be aware of. This could significantly impact the cost of living at Riverbrook.
The features of Riverbrook, as gleaned from the reviews, are somewhat mixed. A key positive feature appears to be the responsiveness of the maintenance crew. Knowing that repairs are handled quickly can be a significant benefit for long-term residents, including those in RVs looking for a stable place to stay within the "rv parks near me" category. The helpfulness of the sales and office staff also contributes positively to the living experience. However, the alleged hidden water fee and the description of the park as a "run down, average trailer park" are significant negative features to consider.
The mention of a feral cat population, while indicating some level of outdoor space, being "out of control" could be seen as a negative feature for those not fond of or concerned about stray animals. The lack of specific mentions of amenities often found in dedicated RV parks, such as laundry facilities, communal recreation areas, or organized activities, might suggest that Riverbrook focuses more on providing basic infrastructure for longer-term mobile home living, which may or may not fully align with the expectations of someone searching for "rv parks near me" primarily thinking of traditional RV campgrounds.
Now, let's consider some promotional aspects, keeping in mind the objective feedback. For individuals seeking a longer-term spot within the "rv parks near me" category in the New Haven, MI area, Riverbrook might appeal due to its seemingly efficient sales process, the helpfulness of the office staff (particularly Sally), and the promptness of the maintenance team. These aspects suggest a community where resident needs are generally addressed effectively by the on-site personnel. The positive testimonials regarding these aspects could be a draw for those prioritizing good management and maintenance services.
However, potential residents must also weigh these positives against the negative feedback. The alleged lack of transparency regarding the mandatory water fee and the description of the park's overall condition as "run down" are significant drawbacks. For those accustomed to the amenities and upkeep of dedicated RV parks, Riverbrook might not meet those expectations. Therefore, any promotional consideration must come with a strong caveat to thoroughly investigate the financial implications (the water fee) and the physical condition of the park before making a decision.
For local users searching "rv parks near me" for a longer-term stay, Riverbrook offers:
- Pros: Helpful and efficient sales department, outstanding office staff (Sally), prompt maintenance service.
- Cons: Allegedly undisclosed and mandatory $40 monthly water fee, described as a "run down, average trailer park," "out of control" feral cat population.
Before considering Riverbrook as part of your "rv parks near me" search for long-term living, it is strongly recommended to contact them directly at (586) 749-3404 or +1 586-749-3404. You should inquire specifically about all fees, including the water fee, and ask about the overall condition and amenities of the park. Visiting the property in person would also be highly beneficial to assess whether the environment meets your expectations. While the positive staff interactions are a definite plus, the potential financial and environmental concerns raised in the reviews need careful consideration.
In conclusion, Riverbrook presents a mixed picture for those in the "rv parks near me" category seeking a longer-term stay in the New Haven, MI area. The positive feedback regarding the staff is a significant advantage. However, the negative comments about the park's condition and the mandatory water fee cannot be ignored. Potential residents should conduct thorough due diligence to determine if the positives outweigh the negatives for their individual needs and preferences.

Feb 05, 2025 · Valerie LinteauI am a disabled veteran who lived in this park for 5 years w/o incident. I took immaculate care of my property & helped the community with the feral cat population. With that being said I would not wish my enemy to live here. The manager (Sue Payne) lies to the residents and will manipulate any dialogue to fit her narrative. The police had to tell her to back off and stop harassing me. they do not tell you until after you sign your lease that a $40 water bill fee is charged to your bill by Riverbrook every month. This is result of a lawsuit in which they have to pay the city of New Haven back and they are then having you pay their DEBT. The feral cat population is out of control and if you are looking for a run down, average trailer park ( not a manufactured community). This park will be attentive if you lease. They do not want their property destroyed. When you picture a run down trailer park this is the one for that comes to mind. The positive about Riverbrook is their maintenance crew & Sally ( receptionist) are wonderful. Riverbrook does monitor the reviews.
