Rustic Ranch Mobile Home Park Introduce
Located at **5565 Federal Blvd, Denver, CO 80221, USA**, **Rustic Ranch Mobile Home Park** offers a unique residential opportunity within the vibrant Denver metropolitan area. While the platform category "RV parks near me" might bring up various short-term and long-term recreational vehicle options, it's crucial to understand that Rustic Ranch Mobile Home Park primarily serves as a community for manufactured homes, providing a more permanent and stable living solution. Those seeking an extended stay or a permanent residence in Denver will find this community relevant to their search. For inquiries, you can contact the park directly at **(303) 477-0583** or **+1 303-477-0583**.
The **environment** at Rustic Ranch Mobile Home Park is described as generally quiet and conducive to community living. Residents appreciate the tranquility, making it a peaceful place to reside, especially within a bustling city like Denver. One resident specifically noted, "It's pretty quiet here," highlighting a key positive aspect of the park's atmosphere. The community is also seen as a place where "almost all your friends live in the same neighborhood and go to the same school," suggesting a close-knit and family-friendly environment. This aspect is particularly appealing for families looking for a sense of belonging and convenience in their children's schooling and social lives. The location on Federal Blvd provides relatively easy access to the wider Denver area. The community itself aims for a well-maintained appearance, contributing to a pleasant living experience. While some mobile home parks can face challenges, the emphasis on quietude and community cohesion at Rustic Ranch suggests a focus on creating a comfortable residential setting.
In terms of **services** and **features**, Rustic Ranch Mobile Home Park provides the necessary infrastructure for manufactured home living. Each lot is equipped with essential utility hookups, including public water, public sewer, and electricity. While detailed amenities for the entire park are not extensively published, individual homes within the community often feature modern upgrades. Many homes in Rustic Ranch have been remodeled from the ground up, offering "modern finishes and brand-new upgrades inside and out." This includes stylish flooring, fresh paint, updated kitchens with sleek countertops, custom cabinetry, and stainless steel appliances, as well as renovated bathrooms with contemporary fixtures and elegant tile work. These features enhance the comfort and appeal of living in the park. Each home typically has at least two reserved parking spaces, which is a valuable convenience in an urban setting. The monthly HOA fee, reported as $720, covers essential services such as lot rent, which includes access to community infrastructure and maintenance of common areas. The utilities for the property, such as cable, electricity, natural gas, and phone services, are generally available and connected, ensuring residents have access to modern conveniences. The park's overall structure as a mobile home community means that residents typically own their homes but lease the land they occupy, a common arrangement in such parks.
A significant feature, and one that directly impacts daily life, is the water supply. A review mentions a recurring issue: "the water gets shut off like every day." This is a notable point of concern that prospective residents should inquire about directly with park management. Reliable water access is fundamental, and a frequent disruption could significantly impact daily living. However, despite this issue, the same resident still rated their experience highly, stating, "everything else is great here. 8/10 in my book and my wife agrees with the reasoning as well and she giving it the same score." This suggests that while the water issue is a drawback, other aspects of the community make it a desirable place to live for many residents. It indicates a strong appreciation for the peace, the sense of community, and the convenient location that offset this particular inconvenience.
For individuals searching "RV parks near me" with a view toward long-term residency, Rustic Ranch Mobile Home Park offers a structured and community-oriented environment distinct from a transient RV campground. While it doesn't cater to short-term RV stays, it provides affordable manufactured homes for purchase or rent on leased land, offering a path to homeownership or stable long-term living in Denver. The location offers easy access to major highways like I-70 and I-76, putting residents minutes from downtown Denver and its array of shopping, dining, entertainment, and employment opportunities. The neighborhood of Berkley, where the park is situated, also offers local amenities. The pet policy at Rustic Ranch Mobile Home Park is generally accommodating, with "Breed Restrictions," "Cats OK," "Dogs OK," "Number Limit," and "Size Limit" specified. This indicates that while pets are allowed, there are clear guidelines in place, and prospective residents with pets should confirm the specific details with management. This makes it a viable option for pet owners seeking an affordable home in Denver.
In terms of **promotional information**, Rustic Ranch Mobile Home Park is an attractive option for those seeking affordable homeownership or long-term rental in the Denver metropolitan area. The availability of recently remodeled homes with modern amenities makes it an appealing choice for individuals and families looking for updated living spaces without the higher costs of traditional housing. The sense of community, where neighbors are friends and children attend the same schools, adds significant value, fostering a supportive and engaging environment. The park's convenient location provides residents with easy access to all that Denver has to offer, from cultural attractions to employment centers and recreational opportunities. For those who prioritize a quiet, community-focused lifestyle with accessible urban amenities, Rustic Ranch Mobile Home Park presents a compelling proposition for stable and comfortable living, even with the reported water interruptions. It represents a practical and cost-effective entry point into the Denver housing market for many.

Rustic Ranch Mobile Home Park Reviews
I love this place because almost all the your friends live in the same neighborhood and go to the same school. And it's pretty quiet here.
Jun 08, 2019 · Christian ReyesLiving here is pretty cool. Every day nobody is bothering me, and I like to see everything so close by. I would give it 5 stars but the only reason why I am not is because the water gets shut off like every day I will let you know, everything else is great here. 8/10 in my book and my wife agrees with thereasoning as well and she giving it the same score.
Oct 11, 2017 · Dustin HicksGreat environment and lovely neighbors. My father has lived here for years and has always been treated with full respect. Never has complained once.I couldn’t find an email and no ones picks up the phone. Please decrease the size of the speed bumps as I drove my vehicle over one and scraped the bottom of my brand new vehicle. Let me just say it’s not a cheap vehicle lol. So scraping it that much was very upsetting.
Oct 14, 2019 · Jr SanchezDo y'all refuse to fill in the grand canyon like potholes covering every inch of the road front to back to stop people from speeding? There's literally no legit reason to not fix them. Kinda hard to drive around them when it's like Swiss cheese. The amount of damage that can be done to a vehicle from one of those is ridiculous compared to a few bags of concrete. Why own a place just to let it look like that.
Mar 23, 2022 · Jeri “Ann” CaswellMy husband and I are looking for a cheap place to move into as our kids are grown and have their own lives to live. We have been to Denver, CO and we enjoyed it when we were there. It doesn't have to be fancy just a place to call home.
