So first of all, the guy who runs it. Very nice and helpful. Our spot was by the entrance, and it was quiet for the most part. Lots of road noise in the morning. This park is mostly long-term. Our spot was tight to get into. It was kinda sketchy, but everyone was nice. We did get asked to be quiet after only being there a couple of hours bc the sound travels, she said. So that was disappointing. We had to sit around the back of our camper to not disturb. People came and went all night. I woke up several times with lights shining into the camper. The person across the way had lots of visitors I guess. Then when we were packing up a dude across the other way watched us the whole time.. stuff and all utilities worked great. The trees were beautiful.

We started our family and marriage here and have been raising our two children here and we are grateful to be here. The river, the pecan grove, being pet friendly, and the neighbors are what makes this place an amazing place to live.My only complaint and I read all the reviews and I hope that you Pete really listen to the people. The community bathroom needs to be completely torn down and made new because it’s gross and old I won’t even dare to go in there. The laundry room needs to be made new too it’s ghetto and not resort quality and the washing machine water filter part should be cleaned since it’s a community one. The blacktop never gets cleaned and is not able to be used as it’s intended when there is so much build up The leaves and branches on it have been there for two years and have only been swept a bit by me & my 3 year old another 1 year old sweeping it so they can play. The grass at the river and around the park needs to be kept nice and cut because it tends to get super long and there are a lot of poisonous snakes out in the nature area by the river so tall grass is not child friendly. The WiFi really sucks and needs to be made better. The fence at the playground is FULL of poison ivy, it would seriously be great to get some poison ivy killer all over that fence and get it removed because poison ivy where children play is a NO NO. The water is pretty gross, I don’t know if that’s an rv thing or a city water thing but if you stay here get you a filter Forsure. And lastly people come in speeding all the time and it’s very scary to us because we have little children and animals.I’ve asked Pete for more signs up about the speed and even signs warning that there are children and animals at play, but no response. These signs needs to be 1-3 of them on every street because the speeding is ridiculous and an EVERYDAY thing. The playground is a hazard and Pete doesn’t care for the children he’d rather tear it down not replace it ti save $ instead of consider children playing safe. Owner here is CHEAPSKATEIf these things could get fixed finally, then this place would be a true Resort. As of now it’s just a really nice rv park solely because of the location it’s in and the neighbors that are here. The river is gorgeous, my family and I feel safe here, I am pleased with living here clearly since we are going to go on 6 years here. I recommend this park to people I still enjoy my stay and am very grateful.. Just please Pete fix up these things I mentioned and other people on these reviews have mentioned so this place can be something truly special with no room to complain about anything. That and some of these things are a serious health problem so please take the time and money to fix these things to show some care to us all who stay on your land.As far as some reviews say that there is clutter at rvs and this place is mainly for long term stayers, I will say this. This place is amazing for long term stayers and it’s been a great community of people here from all walks of life and if you want to stay long term then this place is for you. As far as clutter goes, let’s be real we all live in tiny foot of space in these rvs, to live comfortably you know what you’re going to have some things outside the only way your spot can be super empty and neat all the time is if you are a minimalist, you never go outside and stay in your home watching tv on your free time or something, you’re single, or you work most of your days and are barley home. Other than that you’re going to have stuff outside! As long as it’s not trash and you organize it a bit then so be it. I’m very grateful for my neighbors we all bond and love each others spaces and unite together. It’s great.This is my Honest review Pros and Cons of living here are Shady River Rv Resort.Also shout out Gene you’re awesome dude glad you are a manager here.If you love nature and want to enjoy some beautiful landscape time then stay here! It’s the best part. 5/5 for the land and its fruitfulness.

The prices are great ,but the greatest thing about it is the actual nature experience with all the pecan trees and fruit trees up front and then the river just 100 yards away. Along the river there are mulberry trees that fruit every April and it's wonderful just to be out here in nature and it's super quiet except for the highway but you don't even notice it when you're out here by the river.Great community and a great owner who allows you your personal freedom

And don’t try to “fix” this review because you know you have a really bad temper and bad manners!We arrived and the “grass” was high and the terrain is unattended and not well kept at all.I have a disability and the 1st thing I stepped on was a big rotten piece of wood with critters under it.I almost broke my ankle.We told him to cancel our 30 days reservation to just one night and he insulted us and kicked us out of the park.My wife with a Lupus flared had to help me to move as fast as we could under his insults over the phone.They only care about money and not about their customers.Get a degree in customer service, human relationships and find God in your heart!Miserable man!ABOUT YOUR RESPONSE:We understand about the reservation. It is NOT about that but about you insulting us and not having a decent place. Your place is horrible and you are a bad person!!On the other subject: We just asked for one night based on excruciating circumstances based on morals and compassion!!We did not arrived on time, as we TOLD YOU, because we confronted a storm in Houston!!DONT NEED TO TRY TO FIX THIS REVIEW!!
