Westcrest Manufactured Home Community Introduce
Westcrest Manufactured Home Community, located at 3388 S Eastcrest Rd, West Valley City, UT 84120, USA, functions as a residential community for manufactured homes. For individuals and families searching within the "RV parks near me" category, it is important to clarify that Westcrest is primarily a long-term mobile home park for permanent residents and does not cater to transient RV stays typical of an RV campground. This introduction aims to provide a comprehensive and objective overview of the community, incorporating both the positive and negative sentiments from resident reviews to offer a balanced perspective for potential residents.
The **environment** of Westcrest Manufactured Home Community is situated in West Valley City, a prominent suburb of Salt Lake City, Utah. This location provides residents with access to a wide array of urban and suburban amenities, including diverse shopping options, dining establishments, and various services available in the broader Salt Lake Valley. Within the park itself, there are contrasting views on its current state. One resident's review highlights significant positive changes, noting that the community has transformed "from a stereotypical trailer trash park to an actual park that people are proud to call home." This transformation is attributed to efforts by the management, resulting in "people actually have mowed lawns and pretty flowers coming in." The removal of "chain link fences also makes the park look more open and welcoming." These efforts contribute to a more aesthetically pleasing and inviting environment. A new amenity, a **dog run**, has also been added where a "metal park" (likely a metal playground) used to be, providing a safe space for pets and indicating a shift towards more resident-friendly facilities. This suggests a concerted effort to improve the park's visual appeal and functionality, making it a more desirable living space.
However, an older, highly critical review paints a starkly different picture of the past environment, implying disorganization and potential mismanagement. While this feedback primarily concerns management practices, it indirectly reflects on the overall state of the community during that period. The positive review, however, suggests a significant current improvement in the physical environment and resident pride. For those searching for "RV parks near me," it's crucial to understand that environmental descriptions here pertain to a long-term residential community, where individual home maintenance and communal area upkeep are key factors.
Regarding **services** and **features**, Westcrest, as a manufactured home community, provides individual lots for residents to place their homes, along with essential utility hook-ups (such as water, sewer, and electricity). The most significant feature highlighted in the reviews is the **management team**, specifically mentioning "Hector Mercado and Westcrest management." The positive review credits Hector Mercado with a "vision of having a clean, and beautiful Westcrest Community" and describes him as "more than accommodating." This includes providing "weed killer to those that cannot afford such lawn maintenance," indicating a supportive approach to helping residents maintain their properties and the overall community aesthetic. The establishment of a **dog run** is another new feature reflecting a commitment to amenities that cater to residents' needs.
Conversely, a very detailed negative review highlights severe issues with past management practices, including attempts to "raise my rent payment" with questionable justifications, erroneous "water bills" attributed to non-existent leaks, and significant financial mismanagement where the resident's rent payments (cash/cashier's checks) were not properly recorded, leading to the loss of a deposit and an attempt to charge it again. The ultimate outcome for this resident was eviction, with the perception that management "want to own all the houses in the park, so they’ll do whatever they can to kick you out." This contrasting feedback regarding management is crucial. While the positive review suggests a turn-around under current management, the detailed negative experience from the past cannot be ignored. These issues underscore the importance of meticulous record-keeping and clear communication for residents.
The phone numbers for inquiries are (801) 968-8714 and +1 801-968-8714. It is essential for those looking for "RV parks near me" to understand that these services and features are tailored for long-term manufactured home residency, and the capacity or willingness to accommodate transient RVs is not indicated and highly unlikely.
From a **promotional information** standpoint, for individuals and families considering Westcrest Manufactured Home Community, a transparent and balanced approach is necessary, acknowledging both the positive transformations and past challenges. Key promotional messages should include:
- **Location in West Valley City:** Emphasize the convenience of being in a well-located suburb with access to numerous amenities.
- **Focus on Long-Term Manufactured Home Living:** Clearly communicate that this is a community for manufactured homes and not a typical "RV park near me" for short-term stays.
- **Community Transformation and Improvement:** Highlight the recent positive changes in the community's appearance and amenities, such as the mowed lawns, flowers, removal of chain-link fences, and the new dog run, attributing these improvements to the current management under Hector Mercado.
- **Supportive Management Programs:** Promote initiatives like the provision of weed killer to residents, showcasing a management that actively supports community upkeep.
- **Crucial Due Diligence for Financial and Administrative Matters:** Strongly advise prospective residents to maintain meticulous records of all payments (rent, deposits, bills) and communications with management. It is vital to confirm all financial details and ensure their entries into the park's system are accurate.
- **Mandatory On-Site Visit:** Encourage potential residents to visit the park in person to assess the current state of maintenance, cleanliness, and the overall atmosphere, verifying the positive changes mentioned in recent reviews.
- **Direct Communication for Current Information:** Urge individuals to contact the park directly via phone ((801) 968-8714 or +1 801-968-8714) for the most current information on lot rents, specific utility billing practices, and all community rules, given the past issues with pricing and rule enforcement.
In conclusion, Westcrest Manufactured Home Community in West Valley City presents a complex picture. While historical resident experiences highlight serious issues with management, financial transparency, and perceived attempts to force residents out, more recent feedback strongly indicates a positive transformation under new management. For those searching for "RV parks near me," this community is exclusively for long-term manufactured home residency. Any decision to move to Westcrest should be made only after thorough investigation, direct engagement with the current management to understand all current rules and financial practices, and a personal visit to confirm the improvements and assess if the community aligns with individual expectations for a stable and well-managed home environment.

Westcrest Manufactured Home Community Reviews
Stay away from this place. They tried to raise my rent payment, and I ended up paying $270 in water bills. When I asked about it, they said there was a leak. I hired a third-party agency to inspect it, and they found nothing wrong. On top of that, the management didn’t even have me in their system, so I was paying rent in cash or cashier’s checks for five months — and I have no idea who kept that money. They also lost my deposit and tried to charge me again. Thankfully, I kept the receipt of the cashier’s check. In the end, I got evicted, but I’d rather deal with that than stay in this park again. They want to own all the houses in the park, so they’ll do whatever they can to kick you out.Worst park ever, you will love to pay rent than own a house here.
Apr 08, 2025 · Jose Frias cedenoHector Mercado and Westcrest management has turned Westcrest from a stereo typical trailer trash park to an actual park that people are proud to call home. When you drive through the park people actually have mowed lawns and pretty flowers coming in, with exceptions where people don’t follow the rules and WANT TO LIVE IN THE GHETTO. There is also now a dog run where there used to be a metal park, (the metal park got too hot to play on for the children living at the park) and Hector has been more than accommodating with providing weed killer to those that cannot afford such lawn maintenance. Additional to that, removing the chain link fences also makes the park look more open and welcoming. There are parks in other parts of Salt Lake that are very well kept, and the residents are more than happy to maintain a good relationship with the parks management to be able to keep their parks clean. I feel so thankful for Hector and his vision of having a clean, and beautiful Westcrest Community.
Apr 25, 2024 · Dulce HairupI know the new manager wants to make park look better, but it sucks he threatens to evict when you can't afford new grass or trailer park skirting yet.
Sep 29, 2024 · Danny RivasMy grandparents have lived her for around 25 years. I don’t like the manager but there is great people here are kind. You have to have a pool pass and if you live here than you can bring to guests to the pool with you. You have to be 14 without having to go with an adult and 18 to come by yourself or with two visitors. I don’t like those rules a lot, the pool is boring. There is a park next to the office that’s isn’t that bad but not the best either. The trailers do get messy and the rent has gone up in the past few years, there have been unreasonable rules that literally no one understands but everyone is friendly and keeps an eye out for everyone and mostly everyone knows my family because we have been here so long! I don’t hate this place but it can use some work!
May 30, 2021 · Liliana MaciasI’ve been a resident in this community for 5 years and I’ve never had an issue until they recently changed manager. He’s a very rude and bossy person. He tries to intimidate people with his lawyers if he has an issue with you and threatens to kick people out of the community.
