Evergreen Village Manufactured Home Community Introduce
Evergreen Village Manufactured Home Community, situated at 2491 US-89, Pleasant View, UT 84404, USA, operates as a mobile home park, providing a residential option for individuals and families seeking to own or rent manufactured homes. While often categorized under broader searches like "RV Parks Near Me," it specifically caters to long-term residency in manufactured homes rather than temporary RV stays. For inquiries, the park can be reached at (801) 782-6519 or +1 801-782-6519.
The environment of Evergreen Village is described by one resident as having "lovely neighbors and area." This suggests that the immediate surroundings and the residential camaraderie within the community can be positive aspects. Pleasant View, Utah, generally offers a suburban environment, and its location on US-89 indicates accessibility to local amenities and potentially scenic views depending on the specific lot. The concept of owning a home within a community, even if it's a manufactured home on leased land, aims to provide a sense of stability and personal space often associated with homeownership. However, the feeling of "not feel like it is my own home it feels like we are still in an appt complex" from one resident points to potential issues with autonomy or restrictions that can affect the overall living environment and a resident's sense of belonging.
When it comes to services and management, the feedback for Evergreen Village Manufactured Home Community presents significant concerns. A primary point of contention revolves around lot rent increases. One resident, having lived in the community for only eight months, reported a $50 increase in lot rent, expressing worry that this might become a recurring event every eight months. Such frequent and seemingly arbitrary increases can undermine the financial stability and long-term planning for residents, especially those on fixed incomes or tight budgets. The uncertainty surrounding future costs can create significant stress and erode trust in the management's financial practices. This issue is a crucial consideration for anyone looking into manufactured home living, as lot rent forms a recurring and essential part of the living expense.
Another aspect of services that has drawn criticism is the park's management approach to payments and flexibility. A resident recounted being only four hours late on a single payment, despite a history of never being late and even paying in advance. As a consequence, they were reportedly mandated to pay with a cashier's check in person, a policy described as "super inconvenient" and indicating an unwillingness to "work with us." This rigid approach to payment, even for minor and isolated delays, suggests a lack of understanding or flexibility from the management, which can be detrimental to resident relations. Such policies can create unnecessary hardship and frustration, leading to a feeling of being undervalued as residents. The sentiment of "not worth with having to deal with this management" underscores the impact of these policies on overall resident satisfaction.
Furthermore, the reviews touch upon specific areas of park maintenance and responsibilities that fall under the purview of management. One review explicitly mentions a lack of care for stray cats and a policy where if they "die on your porch it’s your 'problem'." This suggests a hands-off approach to animal control or community well-being, which can be a concern for residents who value a clean and humane environment. The statement "doesn’t spray for bees" also points to potential issues with pest control, which could affect the comfort and safety of residents, especially during warmer months. These details paint a picture of management that may not be proactively addressing certain community-wide concerns, leading to a diminished living experience for residents.
Regarding features, typical manufactured home communities offer individual lots with hookups for utilities such as water, sewer, and electricity, and often include basic landscaping around the homes. While the reviews do not detail specific amenities like clubhouses, pools, or playgrounds, the high Homeowners Association (HOA) fee of $950 mentioned in one review raises questions about what services or features this substantial fee covers. For context, an HOA fee of this magnitude is notably high for a manufactured home park and could imply a range of premium amenities or services that are not being fully utilized or perceived as valuable by residents, especially if essential services like pest control for common issues (like bees) are not being provided. The disconnect between the high fee and perceived lack of basic services is a significant point of dissatisfaction among residents.
Promotional information for Evergreen Village Manufactured Home Community, based on these reviews, would need to address the concerns raised. While the community offers the opportunity for homeownership in a manufactured home setting in Pleasant View, the experiences shared by residents highlight areas where the management's practices could be a deterrent. For prospective residents exploring "RV Parks Near Me" or "Manufactured Home Communities," understanding the full scope of financial commitments, including lot rent increases and HOA fees, is critical. The park's strengths might lie in its location and the potential for a positive neighborly environment, but these appear to be overshadowed by management-related issues and concerns about the value derived from the fees paid. Any promotional efforts would need to transparently address these challenges to attract and retain residents seeking a stable and positive manufactured home living experience.
In conclusion, Evergreen Village Manufactured Home Community at 2491 US-89, Pleasant View, UT 84404, offers a manufactured home living option with contact numbers (801) 782-6519 or +1 801-782-6519. While it benefits from a "lovely neighbors and area" environment, significant concerns have been raised by residents regarding its services and features. These include frequent and seemingly unjustified lot rent increases, inflexible payment policies, and perceived inadequacies in addressing community-wide issues like pest control and stray animals. The reported high HOA fee of $950, coupled with perceived deficiencies in provided services, raises questions about value for money. For those searching for "RV Parks Near Me" or manufactured home communities, it is essential to consider these direct resident experiences when evaluating Evergreen Village. Prospective residents should thoroughly investigate the terms of lot leases, understand the fee structure, and seek direct clarification from management on the specific services and amenities covered by the HOA, along with their policies on rent increases and resident support, to make an informed decision about living in this community.

Evergreen Village Manufactured Home Community Reviews
Would not recommend anybody live here, they have totally ruined the experience of owning my first home, does not feel like it is my own home it feels like we are still in an appt complex. we have only lived here 8 months and we were informed that our lot rent is already going up $50 for no reason it doesn’t sound like a lot but I’m worried they will keep doing it every 8 months. We have never been late on any payments and have even paid in advance before but just this once we were only 4 hours late for rent and now we have to pay with a cashiers check in person super inconvenient not willing to work with us. Lovely neighbors and area but not worth with having to deal with this management. Going to move as soon as we can afford again.
Dec 07, 2024 · Richard OsorioJust hoa is $950. It’s insane for a park that doesn’t spray for bees, doesn’t care of any of the stray cats . If they die on your porch it’s your “problem” I think they said.
Nov 15, 2024 · rylee schwitzerThe lady Diane is very friendly, and eger to help out if possible, never had a problem with the managers for the park. The only problem we have had is a very disrespectful experience, with the property spokesperson who's name I believe was Sherry, I haven't ever in my whole entire life been so disrespected, let down, and emotionally degraded, my wife has had the same experience, I couldn't believe that anyone left in the position such as hers be even trusted to conversate let alone communicate, with tenants with no Respect for herself. We both were hung up on and treated unfairly without any proper chance to have a conversation to address our situation, never had any problems or been late, on any payments before. But we have been treated unfair, we obtained several petitions and grievances in action to resolve this situation. But sorry for the novel. Apologies but needed to be said!

Oct 20, 2024 · Julia GarciaThis place is an absolute joke Management's never in the office during working hours when you have questions and concerns Bayshore homes are nothing but cheaters and scammers and the wife bought a "new" trailer. The new trailer came with plumbing issues the central air that we have doesn't work and hasn't worked in over 2 years and try to get the number for the AC unit. The office people are freaking idiots they have no idea who installed the AC unit have like to get it fixed but they're refusing to fix it trailer has three bedrooms and two baths and we have access to only one bathroom due to the plumbing issues maintenance and more plum came out on flushed out our system and screwed up our freaking piping system and I refuse to fix that so I'm paying $50,000 for a 3-bedroom 2-bath brand new only access to one bathroom and this is considered fraud as we are paying for three-bed two-bath I would advise anybody looking for a trailer not to come to look for these guys they will sell you a lemon. Let's not talk about a corporate either corporate freaking joke they don't give two craps about complaints as long as they're making their money half the trailers are left empty and people are moving out because of management every year we moved in two years ago starting at like $650 we are now paying almost $800 and our mortgage of almost $600 everybody still making nothing bay shore homes are frauds con artist and thieves tell my stuff gets fixed this will stay posted until it's fixed they also don't care about people with disability so if you have a disability don't come here because if you can't pay your bill due to an unexpected life problem your out regardless never missi g a payment and always paying on time
